Construction has officially begun on Seaton House School, a new independent private school set to become a cornerstone of education and community life on KwaZulu-Natal’s fast-growing North Coast. Located within the Seaton Commercial Precinct just north of Salt Rock, this landmark development is already attracting significant attention from families, property buyers and investors drawn to the region’s rapid growth and strong lifestyle appeal.

With earthworks now underway and doors scheduled to open in January 2027, Seaton House represents far more than a new school. Seaton House is being developed as an independent, co-educational IEB school with a strong Christian foundation, offering a complete educational pathway from Grade 0000 through to Grade 12. This full-spectrum approach is particularly appealing to families seeking continuity, stability and long-term planning in their children’s education.

Purpose-built from the ground up, the school has been designed as a biophilic campus — a “living classroom” concept that integrates academic rigour with character development, sport, culture and a deep connection to nature. This educational philosophy reflects a growing global trend towards experiential learning and environmental awareness, while remaining firmly rooted in faith-based values and academic excellence.

According to Seaton House board chair and project lead Elwyn van den Aardweg, the start of construction marks a deeply meaningful milestone.

Strategic Location Between Salt Rock and Ballito

Location plays a crucial role in both education and property investment, and Seaton House is strategically positioned on the seaward side of the N2, between Seaton Estate and Lalela Estate. The 25-hectare campus is within easy reach of some of the North Coast’s most desirable residential communities, including:

Accessibility is set to improve even further with the planned upgrade of the P228 provincial road and the construction of a new N2 interchange, expected to be completed in 2026. This enhanced connectivity will significantly reduce travel times for families commuting from Ballito, Salt Rock and surrounding estates.

Phase One Construction and Core Infrastructure

Phase 1 of construction is being delivered by leading contractor Construction ID, and will provide the essential infrastructure required for the school’s opening in 2027.

This first phase includes:

  • An administration building
  • Junior and senior classroom blocks
  • A 450-seat auditorium
  • A central Main Square forming the heart of the campus

Existing polo fields on the site are being repurposed into two rugby fields, a cricket oval and a netball or multi-use court, embedding sport into school life from day one. Future fundraising initiatives are already under way to support additional facilities such as a swimming pool and a synthetic hockey surface.

Even before completion, interest in Seaton House School has been exceptionally strong. More than 475 families have registered interest, with over 170 formal applications already received for the opening grades.

The school will initially open with Grades 0000 to 6 and Grade 8, adding additional grades each year until the full Grade 12 offering is in place. This phased approach allows the school to grow organically while maintaining quality and consistency.
